Great Space, not so great location. Your comments appreciated.

There is this location here in JC that I'd looked at a few months ago as a possible business location. I LOVED the space, not the location so much. It was like $1100 w/heat per month which is a good deal here. I was just online and see that the guy didn't rent it yet and is now asking $800!!! I'm freaking dying over here! I want it!!! There is no parking. Parking is probably a half the battle because many people don't drive here. I'd say its 50/50. For $800 a month though I feel I could pay my rent with the bare minimum amount of clients. Have you ever felt this pain?

Details: It has a basement for storage, it's 750 sq ft with an equally large pretty backyard (already thinking about all the warm weather events).Location is renovated with finished floors etc. Move in Ready.

I'm not sure what sounds bad? If not many people drive... then they most come on public transport? Are you on the bus line?

Yes, what is bad about the location other than lack of parking?

Well there are 2 NSS salons nearby. Generally, these salons kill the business for people like me (who charge accordingly because of the products we use and being sanitary etc..) however I figure with such a low overhead I can compete with those prices. Also I have an entire space to do events and would like to have a small retail area.
O yes, I am on 2 bus lines.

Location, as in away from your xurrent clients? That would mean loss of up to 40% of your clients (proven).

Graduates of the Medinails courses say they don't compete with the NSS, no matter how close they are - that their presence always demonstrates loudly the reason clients are coming to the salon of the graduate.

The location I am looking at to open a salon (if that is the location you are asking about).
Well out here (NYC/NNJ) NSS salons are predominant. If you didn't open because of the proximity to a NSS you'd never have a business. Even the "top notch" salons are only doors away from NSS'ers.

The main reason I went into nails is to show women like myself that you can expect quality in low to middle class areas. That you don't have to be subject to NSS salons because you can't afford a $25-$40 manicure. I kinda feel like this is my perfect setup for that. Plus with the outdoor space I can host events for women which is another dream of mine.

I guess my question is more out of anxiety. As a newbie I'd be starting from the ground up. (Praying for clients from the night before the opening until...). One thing I have as my strengths is that I am very good at marketing and advertising.
My girlfriend opened her own place (don't remember when) so I ran it by her and she says as a newbie finding a place for $800 is priceless (her rent is $1500 + all utilities, which is still decent for here). So I wanted to get a number of opinions.

NSS are not your competition. You should know who your target market is by now - they will not be people who frequent these types of shops. You want clients who are looking for a better overall quality of service, so it won't matter if there are 2 or 20 NSS salons nearby.
